Encino is a neighborhood in the City of Los Angeles. Encino homes are in high demand and this is reflected in their relatively high market values. Encino homes south of Ventura Boulevard have some of the highest price per square foot compared to other City of Los Angeles neighborhoods in the San Fernando Valley. Encino real estate is divided between homes that are south of Ventura Boulevard and homes that are north of Ventura Boulevard. Homes located south of Ventura Boulevard in the hills of Encino tend to be more desirable as they do not intermingle with commercial areas. The area south of the Boulevard is zoned entirely residential. Many Encino homes south of Venutra Boulevard also have beautiful, panoramic views of the San Fernando Valley. While many Encino homes in the Encino hills have large lot sizes over 10,000 square feet, a smaller portion of the lot is actually useable because often, a significant portion of the lot is actually hillside. The backyards of homes in the hills of Encino tend to be smaller than their counterparts in Tarzana.

Encino homes are in high demand. Due to this high demand, Encino homes south of Ventura Boulevard are some of the highest valued real estate in the San Fernando Valley. In addition to its highly desirable location, Encino has some of the best schools in Los Angeles. Many families move to Encino for its award-winning schools. As with all real estate in the San Fernando Valley, Encino real estate values have suffered a sharp decline by as much as 30% from their high in 2006 and early 2007. The average price per square foot of an Encino home was $474.43 in May of 2006 compared to $331.74 in May of 2012 and the median sale price was $1,185,000 in May of 2006 compared to $950,000 in May of 2012. However, the Encino housing market is slowly gaining ground.
