The Calabasas City boundary lines will likely expand in the near future as the City of Calabasas has initiated several applications to annex additional territory currently within unincorporated Los Angeles County. Specifically, in 2011, the City of Calabasas initiated the process of annexing Mountain View Estates, a Calabasas-adjacent luxury real estate guard-gated community consisting of a large luxury 385-home development with Spanish style architecture located in the hills just east of Las Virgenes Boulevard and north of the 101 freeway. Mountain View Estates was constructed in phases starting in 1990. The home sizes range from 4,332 square feet to 9,378 square feet with prices currently starting at about $1.4 million.

It is governed by one master association, the Calabasas Park Homeowners Association and 17 sub-associations . The Calabasas Park Homeowners Association owns the Calabasas Park Lake.
  • Vista Pointe. Vista Pointe is a prestigious and unique guard-gated community just West of Calabasas Parkway consisting of 191 custom-built homes constructed in the early to mid-1980s ranging in size from 3,500 to 6,000 square feet. Vista Pointe abuts Westridge to the north and The Oaks and Calabasas Park Estates to the south.
